The stakes

The expensive part isn't building. It's finding out late.

A geotechnical soil study costs a few hundred dollars. The gap between a simple slope and a structural retaining wall is $5,000 versus $150,000. Every one of these is knowable before you commit to a project.

What access to a lot can cost, depending on distance, slope, soil and drainage. A driveway is never just a driveway — and it's the cost that most often ends a project after the land is already paid for.

Land, but no permit

Parcels sold on derechos rather than registered title. Some municipalities will not issue a construction permit at all. One search at the Registro Nacional settles it before you sign.

Torn out and redone

Finishes installed before the rough electrical and plumbing inspection. If the inspector requires a change, everything covering the work comes out — one of the most common expensive mistakes on Costa Rica sites.
